Booking and Rental Terms & Conditions
Booking and Rental Terms & Conditions
Last updated: 5 October 2026
These Booking and Rental Terms & Conditions (the "Terms") govern the use of the furnished.lu platform and the booking of furnished accommodation offered through it. furnished.lu is operated by Altea Immobilière SARL, a company registered in Luxembourg under number B 124424, VAT number LU21691623, with share capital of 12 500 €, having its registered office at Hall 5, ZI Rolach, L-5280 Sandweiler, Luxembourg ("furnished.lu", "we", "us"). You can contact us at [email protected] or by telephone on +352 20 60 80.
By using the website, creating an account, or making a booking, you ("you", "the tenant", "the candidate") accept these Terms in full. Please also read our Privacy Policy, which explains how we handle your personal data and is an integral companion to these Terms.
1. What furnished.lu offers
furnished.lu is a platform for booking furnished rooms and coliving accommodation in Luxembourg, let under residential leases. Each listing describes the room, the residence, the services included, and the applicable pricing. Bookings are subject to availability and to the acceptance procedure described below.
2. Nature of the contract: a residential lease
The contract entered into once a booking is confirmed and a lease is signed is a furnished residential lease governed by Luxembourg law, in particular the amended law of 21 September 2006 on residential leases ("loi du 21 septembre 2006 sur le bail à usage d'habitation"). It is not a hotel stay, a holiday let, or a supply-of-goods contract.
Because the contract concerns the letting of accommodation for residential purposes, it falls outside the scope of the 14-day right of withdrawal for distance contracts under Directive 2011/83/EU on consumer rights, which expressly excludes contracts for the provision of accommodation for residential purposes. We explain this plainly and honestly: we are not taking away a right you would otherwise have under that directive, because that particular directive does not grant a withdrawal right for residential lettings in the first place.
To make booking easier and fairer, furnished.lu nonetheless grants you a contractual, commercial cancellation policy (see clause 6), which is an additional benefit we choose to offer, not a substitute for, or a description of, any statutory withdrawal right.
3. Booking process and booking fee
To reserve a room, you select an available room and your intended dates on the website, then pay a booking fee of €250 ("booking payment") to confirm your reservation. This sum is not an "acompte", not a "membership fee", and not a security deposit: it is a booking fee that reserves the room for you while your file is reviewed.
The €250 booking fee is fully deducted from your first month's rent. It is not an additional cost on top of the rent: it is simply paid earlier, at the time of booking, and credited back to you against the first invoice.
4. Security deposit (rental guarantee)
The amended Luxembourg law of 21 September 2006 on residential leases caps the rental guarantee at two months' rent. furnished.lu asks for a flat rental guarantee of €1,000, set out in article 5 of the lease, whatever the rent. You set it up from your personal account, either by SEPA mandate or Swikly card hold, with the €1,000 not debited, or by paying €1,000 by card via Stripe. The guarantee cannot be used to pay rent, including the last month. It is returned or released after you leave, under the terms of the lease.
5. Review of your tenant file
Once your booking fee has been paid, we review your candidate file, based on the supporting documents you provide (proof of identity, proof of income, proof of employment or occupation, and any other document reasonably requested). We aim to give you an answer within 48 hours of receiving a complete file.
If your file is not validated, we refund the full €250 booking fee (100%) within 48 hours of that decision, using the original payment method wherever possible.
6. Cancellation by the tenant
Independently of the review outcome, you may cancel your booking free of charge within 7 days of making it, and you will receive a full refund of the booking fee. This 7-day cancellation window is a commercial benefit offered by furnished.lu on top of your statutory rights; it does not reduce or replace any right you may separately have under Luxembourg consumer law or the lease itself.
If you cancel after the 7-day window, or after your file has been validated and the lease has been signed, the conditions set out in your specific lease agreement and in the applicable cancellation clause communicated to you at booking will apply. Where no specific clause applies, we will deal with your request in good faith and in line with Luxembourg law on residential leases.
7. Balance of the first month and move-in
Once your file has been validated, the balance of your first month's rent becomes payable. This balance is calculated on a pro-rata basis according to the number of nights covered in the first month, all-inclusive charges as described below, less the €250 booking fee already paid. The balance must be settled before you move into the accommodation.
8. Check-in and check-out
Unless otherwise agreed in writing, check-in is from 4:00 p.m. (16:00) and check-out is by 10:00 a.m. on the departure date. Specific arrangements for early check-in or late check-out may be available, including through the furnished Premium option described below.
9. Rent: what is included
The rent charged by furnished.lu is all-inclusive. Unless stated otherwise in your lease, it covers: fibre WiFi internet; utility charges (water, electricity, and heating); cleaning of the common areas of the residence; and buildings insurance for the property. It does not, unless separately agreed, cover your own personal belongings, which remain your responsibility to insure (see clause 12).
10. furnished Premium (optional)
You may subscribe, at any time, to the optional furnished Premium package for an additional €75 per month. Premium currently includes: late check-out on request; assistance with moving arrangements; the ability to host guests for up to 3 nights per month; and priority to extend your stay, subject to one month's written notice. Premium is billed monthly alongside your rent and may be cancelled at any time by written request to [email protected]; cancellation takes effect at the end of the current billing month, and Premium fees already invoiced are not retroactively refunded.
11. Referral programme
furnished.lu does not currently operate a referral programme. Referral benefits announced up to 5 October 2026 remain due, on simple request to [email protected], to customers who meet the conditions communicated at the time.
12. Promotional codes
Promotional codes are subject to their own specific conditions, which may include a minimum length of stay, specific dates, or specific residences. Promotional codes: (i) have no cash value and cannot be exchanged for money; (ii) cannot, unless expressly stated, be combined with other promotional codes or offers; and (iii) may be withdrawn or amended by furnished.lu at any time, including after a code has been published, without effect on bookings already confirmed using that code.
13. Payment methods and card storage
All payments are processed by our payment service provider, Stripe Payments Europe (Ireland). furnished.lu never receives or stores your full card number: your payment details are transmitted directly and securely to Stripe. Accepted payment methods include Visa, Mastercard and American Express cards, Apple Pay, Google Pay, and Stripe Link.
With your explicit consent, given by ticking a box at the time of booking, your card may be securely stored by Stripe so that we can charge the balance due once your file is validated and, where applicable, your subsequent monthly rent. You may withdraw this consent, or change your payment method, at any time by contacting [email protected]; we will confirm how future payments will be collected instead.
14. Recurring rent, late payment and arrears
Monthly rent is collected on the date agreed in your lease. If a payment fails or is late, we will contact you to arrange settlement. Without prejudice to any remedy available to us under the lease or under Luxembourg law, late payments may give rise to late-payment interest calculated in accordance with applicable Luxembourg law, and to reasonable recovery costs. Repeated or prolonged non-payment may lead to termination of the lease in accordance with its terms and with the law of 21 September 2006.
15. Your obligations during the stay
Unless your lease provides otherwise, the following apply throughout your stay:
- An inventory of fixtures and contents ("état des lieux") is carried out on check-in and check-out; you should report any discrepancy promptly.
- You must take reasonable care of the accommodation and carry out ordinary day-to-day upkeep; the cleaning of common areas is provided by furnished.lu as described in clause 9.
- You may not sub-let or assign the accommodation, in whole or in part, without our prior written consent.
- You must comply with the residence's house rules ("règlement intérieur"), which form part of your lease.
- You must report any incident, damage, or maintenance issue to our support team as soon as reasonably possible.
- We, or our contractors, may access the accommodation to carry out repairs or inspections, subject to reasonable prior notice, except in genuine emergencies.
- On departure, you must return all keys and access devices provided to you.
- You are responsible for insuring your own personal belongings; buildings insurance provided under clause 9 does not cover your possessions.
- Termination and notice periods are governed by your signed lease and by the law of 21 September 2006 on residential leases.
- furnished.lu does not tolerate discrimination on any ground prohibited by law, whether by us, our staff, or between tenants.
16. Liability
We take reasonable care in operating the platform and in providing the services described in these Terms. Save as required by Luxembourg law, our liability for indirect or consequential loss is excluded. Nothing in these Terms excludes or limits our liability for gross negligence, wilful misconduct (dol), personal injury, or death, or for any other liability that cannot lawfully be excluded or limited under Luxembourg law.
17. Intellectual property
The furnished.lu website, its content, structure, trademarks, and logos are the property of Altea Immobilière SARL or its licensors and are protected by applicable intellectual property law. You may not reproduce, extract, or reuse them without our prior written consent, other than for your own personal, non-commercial use of the platform.
18. Availability of the website
We aim to keep the website available at all times but do not guarantee uninterrupted access. We may suspend access for maintenance, security, or technical reasons, and we will seek to keep any disruption to a minimum and to restore service as soon as reasonably possible.
19. Force majeure
Neither party will be liable for a failure to perform its obligations under these Terms to the extent that failure results from an event beyond its reasonable control, such as natural disaster, act of a public authority, epidemic, war, or serious network or utility failure, provided the affected party notifies the other as soon as reasonably possible and takes reasonable steps to mitigate the impact.
20. Changes to these Terms
We may update these Terms from time to time, in particular to reflect changes in our services or in the law. The version applicable to your booking is the one in force on the date you book. Where a change materially affects an existing lease, we will inform you in advance and, where required by law, seek your agreement.
21. Severability
If any provision of these Terms is found to be invalid or unenforceable under Luxembourg law, that provision will be deemed severed, and the remaining provisions will continue to apply in full.
22. Entire agreement
These Terms, together with your signed lease, the applicable house rules, and our Privacy Policy, constitute the entire agreement between you and furnished.lu regarding your booking and stay, and supersede any prior discussions or representations on the same subject, save for any fraudulent misrepresentation.
23. Complaints and dispute resolution
If you have a complaint, please contact us first at [email protected] so that we can try to resolve it directly. If we are unable to resolve your complaint, you may refer it to the European Online Dispute Resolution (ODR) platform or to consumer mediation in Luxembourg ("médiation de la consommation"), where applicable to your dispute.
24. Governing law and jurisdiction
These Terms and any lease concluded through furnished.lu are governed by Luxembourg law. Any dispute will be submitted to the courts of Luxembourg, without prejudice to any mandatory consumer-protection rules that entitle you to bring proceedings before the courts of your own place of residence, where applicable.
25. Data protection
Our processing of your personal data is described in full in our Privacy Policy, which forms part of these Terms by reference. Please read it alongside these Terms.
26. Contact
