Renting a room in Luxembourg: the documents you need to prepare
Of every question we receive, this is the most frequent one by a wide margin. People have found a room they like, they are ready to move, and then they hit a wall: what exactly do you need from me? Here is the honest answer, including the part most agencies leave out — why we ask before we hold anything.
The three documents that matter
For a furnished room in a shared house, the list is short:
- A valid ID or passport. A photo of both sides is enough.
- Proof of income — an employment contract, a recent payslip, or a student enrolment certificate with proof of funding.
- A residence permit, only if you are a non-EU national and already hold one.
That is it. No guarantor from Luxembourg, no three years of tax returns, no bank statements going back a decade.
Why we ask before holding a room
This is the part worth understanding. We manage around 762 rooms across 224 residences, and popular ones move in days. If we blocked a room on a phone call, we would spend our week un-blocking rooms for people who never sent anything — and the person who was ready would have lost it.
So the rule is deliberate and it applies to everyone: we never confirm a specific room before your documents are validated. It sounds rigid. It is the reason a room you are told is yours actually is.
The guarantee: no cash, ever
Luxembourg has a reputation for rental deposits of up to two months' rent (three before the 2024 reform), paid up front, blocked for a year. We do not work that way. The rental guarantee is set up online, through a SEPA mandate or Swikly. Nothing is debited unless there is damage at the end of your stay.
If someone ever asks you for a cash deposit for one of our rooms, it is not us. Say no and call the agency on 20 60 80.
What booking actually costs on day one
Two lines, no third: a 250 € booking fee, then your first month's rent. There are no agency fees — the thing that usually costs one or two months' rent elsewhere in Luxembourg. Rent is all-inclusive: water, electricity, heating, internet and cleaning of the common areas are already in the monthly figure, which averages 1 053 € across our rooms.
If you do not have everything yet
This is extremely common — you are moving here for the job, so the signed contract is still coming. Tell us. A signed job offer, an internship agreement, or a letter from your future employer usually works. What does not work is silence: we cannot hold a room against a plan we do not know about.
Send what you have, tell us what is missing and when it arrives, and we will tell you straight away whether it is enough. We answer within one working day.
The short version
ID, proof of income, permit if applicable. Guarantee online, never in cash. 250 € plus the first rent to book. And the sooner your file is complete, the sooner a room stops being "probably available" and becomes yours.
