All-inclusive rent in Luxembourg: what is actually included
"All-inclusive" is one of those phrases that means everything and nothing. Before you compare a 1 050 € room with a 900 € one somewhere else, it is worth knowing exactly what sits inside that number — and what does not.
What is inside the monthly price
Across our 762 rooms in 224 residences, the monthly figure includes:
- Water, electricity and heating. No meter readings, no annual settlement, no bill landing in March for last winter.
- Internet. Connected on day one — you plug in, it works.
- Cleaning of the common areas, done by our own teams on a fixed schedule.
- The furniture and equipment, from the bed to the washing machine.
- Building charges and maintenance: a broken boiler is our problem, not yours.
The average across our rooms is 1 053 € per month, ranging from 800 € to 1 550 € depending on the neighbourhood and the room. Studios and apartments, which are private rather than shared, average 1 997 €.
What is not inside
Honesty is worth more than a long list of promises:
- Your personal insurance and your own belongings.
- Food and personal supplies — the shared house provides the kitchen, not the shopping.
- Cleaning of your own room. Common areas are covered; your room is yours to keep.
- Extra services listed on our services page, which you take only if you want them.
Why this matters more than it looks
The real value is not the bundling — it is what you avoid. A classic Luxembourg lease means opening an electricity contract, a water account and an internet subscription, each with its own deposit, its own activation delay and its own cancellation notice. For someone arriving with an average stay of about six months, that is three subscriptions to open and close, in a language you may not read yet, for a home you will leave before the first annual settlement even arrives.
All-inclusive removes that entire layer. One amount, one date, one counterpart.
The comparison to actually make
When you see a cheaper room elsewhere, add it up honestly: rent, plus a realistic share of utilities, plus internet, plus the deposits you will not see again for months. In Luxembourg, utilities and internet on a shared house rarely come out below 150-200 € per person per month. A 900 € room excluding charges is not cheaper than a 1 050 € room including everything — it is more expensive, and less predictable.
The other line to check is agency fees. Ours are zero. Elsewhere in Luxembourg they commonly represent one to two months' rent, paid once, up front, on top of the guarantee.
What you pay on day one
Two amounts, and no third: a 250 € booking fee, then your first month's rent. The rental guarantee is set up online through a SEPA mandate or Swikly — never in cash, and nothing is debited unless there is damage at the end.
In short
All-inclusive is not a marketing wrapper here: it is water, electricity, heating, internet, common-area cleaning and maintenance, in a single monthly figure that does not move. The honest way to compare is to add the invisible costs back onto the cheaper-looking option — and then see which number is really lower.
